The owners of this property contacted us after hearing about the SMUD Home of the Future. Their problem: they loved their neighborhood but had a second baby and wanted to have their mother move in with them. They needed more room and their home was a drafty energy hog.

Solution:
- Adding new space for a new kitchen and a new upstairs apartment for their mother, insulate the home

High Performance Construction / Green Features:
- the addition was done with advanced framing (engineered framing using less wood and more insulation)
- the roof was redone with a radiant barrier to help keep the house cool in the summer and warm in the winter
- Insulated the entire house with blown cellulose / insulation (recyled newspaper)
- New vinyl low-e windows
- Energy efficient lighting
- Energy Star appliances
- Hydronic heater for the upstairs apartment
- Lyptus wood cabinets
- Caesarstone countertops with recycled glass
- The new concrete floor in the kitchen will be polished and left as is
